YANU COURT – Property Sales Agreement

1. Property Transfer Agreement

The vendor has agreed to transfer absolutely unto the purchaser all the residue of interest on all that property known and referred to as YANU COURT.

2. Unit Pricing

• 2 Bedroom Without BQ
  • ₦150,000,000 – Outright Payment
  • ₦160,000,000 – 3-Month Outright Payment
• 2 Bedroom With BQ
  • ₦160,000,000 – Outright Payment
  • ₦170,000,000 – 3-Month Installment Plan
• Executive 3 Bedroom Terrace Duplex With BQ
  • ₦170,000,000 – Outright Payment
  • ₦180,000,000 – 3-Month Installment Plan
  • Status: SOLD OUT

3. Payment Method

The payment shall be made either by issuing a cheque in favour of the vendor or by direct deposit into the vendor’s account.

4. Ancillary Fees

Upon completion of payment for the property, the purchaser shall pay the following ancillary fees:

• Service Fee – To be agreed upon with the stakeholders
• Legal and Agent Fee – 5% of the purchase price

5. Bank Charges

The purchaser covenants to pay bank charges accruing from purchaser’s dishonored cheque to the vendor.

4. Withdrawal & Default Penalties

Any default or withdrawal on the part of the purchaser at any stage of the subscription shall lead to forfeiture of the subscription and a refund of all sums paid, minus ₦50,000 administrative charges and 20% of the total sum paid.

5. Vendor Default Clause

Upon default by the vendor, the purchaser may elect to treat his application as cancelled and be entitled to the refund of all sums paid and the prevailing interest applicable at that point in time.

6. Agent Risk Clause

Any attempt to engage any agent or marketer by the purchaser on behalf of the vendor shall be at the purchaser’s risk.

7. Preferred Location

Any request for a preferred location of any unit shall be at a premium and subject to availability.

8. Execution

IN WITNESS WHERE the vendor has hereunto set its common seal and the purchaser has set his/her hand this day and year first above written.
